Walk to Sunbird Restaurant in Colorado Springs

I dropped by some open houses this weekend and I have to say, I loved the house at 110 Sunbird Cliffs Lane. I was pleasantly surprised because the mls pictures really don't do the home justice.

The floor plan at 110 Sunbird Cliffs Lane is very well thought out. There are three dedicated bedroom suites and a possible fourth can be had if you don't require a main-level den (there's a family room, den and home theater in the lower level). The house is full of light and has AMAZING views. You can see for miles and miles - north, east, south - the city view at night must be spectacular!

The exterior is brick - which is common for the East Coast, but rare for Colorado Springs. It has a very nice paver driveway - great curb appeal. The exterior photo and location are what made me want to see the house (very convenient to I-25, just off Garden of the Gods, the new shopping on North Nevada, The University of Colorado at Colorado Springs, downtown Colorado Springs and the Air Force Academy).

Truthfully, I was not expecting the home to be as enticing on the inside - the interior photos did not set high expectations (the homeowner's furniture was sparse and dated and really didn't fit the rooms or the style of the house - a poorly styled home can turn a lot of buyers off). But the furniture has since been removed from the home and once inside, you can really visualize the possibilities of your furniture placement. The room sizes are spacious and inviting.

The view in the photo above is looking from the driveway back into the neighborhood. The neighborhood is lovely - even in the middle of February there's variety in the mature landscaping.

The Sunbird Restaurant is a short walk away. A champagne brunch is held at the Sunbird every Sunday from 9:30 am to 1:30 pm. The restaurant has been awarded "Best Brunch" by the Gazette and the Colorado Springs Independent - and the Sunbird Restaurant has maintained that award for the past two years.

There is a feature in the Sunbird Cliffs home that hasn't been very popular with potential buyers (I happen to love it, but it's not for everyone). My first reaction was, "Wow. That's unexpected." But then I thought, wow, that's pretty cool. Here's the thing, if you don't like it, change it. No big deal. I don't want to say what the feature is, because that's my gift to you - a surprise. But if you don't enjoy the feature, just negotiate that issue in your contract.
